Complying Development Certificates

A Complying Development Certificate (CDC) is a combined planning and construction approval for straightforward development that can be determined through an accelerated assessment by AIS Certifiers.

AIS certifiers are accredited under the Building and Development Certifiers Act to issue Complying Development Certificates. Complying Development is a state environmental planning policy with a set of standards to which the proposal is to be adhered to. Complying Development is capable of being carried out on new homes, dual occupancy, terrace housing, alterations and additions, sheds and garages, swimming pools on both residential and rural lots. 

1. YOU provide us with an application form proposed plan, including site plan, floor plan, elevations and sections and an 10.7(2) planning certificate (purchased from Council) for a free assessment.
2. WE carry out preliminary assessment and provide you with a quote, and request any further information required
3. YOU confirm acceptance of quote via payment, and provide us with all further requested information and submit on the NSW Planning Portal.
4. WE carry out full assessment to determine that the application complies with the requirements of the Housing Code, BCA and regulatory requirements. 
5. WE forward a copy of the CDC to you along with a copy of the stamped plans and Conditions of Consent.  At the same time we lodge a copy of the approval to the NSW Planning Portal.
6. You provide us with a copy of your Owner Builders Permit or your Builders Home Warranty Insurance, comply with the Conditions of CDC consent under the EP & A Act and complete your Planning Portal application for PC appointment.
7. WE will then sign notice of commencement and send it back to you.
8. YOU start work on your construction project
